Application Process
Applying for a rental home is simple and can be completed online.
Follow these steps:
Start Your Application
Click the “Apply Now” button on the property listing.
Follow the on-screen instructions.
Be sure to have four recent pay stubs and a valid ID ready.
Submit & Pay the Application Fee
The application fee is $70 per adult (18+) and non-refundable.
Applications are only valid for 30 days from the submission date.
Document & Rental Verification
Once submitted, Ultimate Realty will review your application and verify:
- Required documents are attached.
- Rental history from your current and previous landlords.
Credit & Background Check
Your application is sent for a final credit screening once all documents are verified.
Additional documentation may be required based on the review.
Processing Time
Please allow a minimum of 2 business days for the first review.
The leasing agent who showed you the property will be your main point of contact throughout the process.
Tenant Requirements
To qualify for a rental home, applicants must meet the following criteria:
Financial & Credit Requirements
Credit check required for all applicants.
No past-due utility bills or utility accounts in collections.
No evictions, landlord judgments, or filings in the last 2 years (even if dismissed).
Any evictions older than 2 years must have at least half the balance paid off, with a written payment plan for the rest.
Gross household income must be at least 3x the monthly rent.
Rental & Background History
Rental verification will be completed for previous and current landlords.
No felonies in the last 5 years.
No crimes against children, sex offenses, or violent felonies (regardless of when they occurred).
Security Deposit
The minimum security deposit is $1,000 or one month’s rent, whichever is greater.
If rent is under $795, a lower security deposit may apply.
Deposits may increase based on credit history and rental background.
Pet Policy
Not all properties allow pets—check with your leasing agent before applying. Some municipalities have breed restrictions as well.
Pets Under 25 lbs:
$250 non-refundable one-time fee per pet.
No additional monthly pet rent or security deposit.
Pets Over 25 lbs:
$500 non-refundable one-time fee per pet.
No additional monthly pet rent or security deposit.
Move-In Requirements
Once your application is approved, you’ll need to complete the following before moving in:
Pay Security Deposit & First Month’s Rent
Must be paid via certified funds (Cashier's Check or Money Order).
Transfer Utilities to Your Name
Proof of utility transfer is required before receiving keys.
Provide Proof of Renters Insurance
A renters insurance policy is required for the duration of the lease. You can purchase renters insurance separately or through your tenant portal via Roost Renters Insurance.
